The client approached Heronswood Design in 2010 having identified a plot for sale in Welton. The previous owner had obtained a Planning Approval for a detached dwelling for the purposes of sale, the design and layout of which was not to their liking.

Heronswood were appointed by the client, having previously worked successfully together providing an extension on their previous dwelling.

The plot is located in a conservation area, has an awkward triangular shape and many other constraints, such as archaeology issues and substantial trees forming the boundary of the site.

To help inform the correct design approach, we helped the owners go through the process of detailed pre application discussions with West Lindsey District Council planning department and Conservation Officer, attending numerous meetings to establish some common ground between the client’s aspirations and those of the District Council.

The client was presented with a number of design options, all of which offered significantly more floor area than the approved dwelling before they settled on their preferred solution.

An application was submitted and subsequently approved for a dwelling that incorporated a high quality palette of materials, whilst taking influence from the vernacular features of the locality.

Acting as lead consultant Heronswood guided the client through the process beyond planning approval to assist in satisfying the District Council & Statutory Authorities with regard to Archaeology, Tree Protection, rainwater discharge, detailed foundation design etc…

Over and above a basic Planning & Building Regulation service, Heronswood also provided the client with a supervisory service, monitoring work from start to finish and providing certification for the Council of Mortgage Lenders as the clients contractor was not an NHBC registered Housebuilder.
